We know there may be questions about the Medlin Park Community that aren't readily apparent on the rest of the site, so we've compiled some of the most popular questions we've received about the project so far.

​Medlin Phases & Timelines:

Q: What are the anticipated Timelines for the  various buildings?

A: 

  • Clubhouse > EST. Mid 2025

  • Building C > EST. Fall/Winter of 2025

  • Building B > EST. End of 2025 / Beginning of 2026

  • Building A > EST. Early Spring 2026

 

Q: How many phases? 

A: The development is being built in two phases, see below.

Location, Location, Location:

Q: What about the Surrounding Land around Medlin Park?

A: 

  • Property to the West is a floodplain

  • Property to the North is for sale

  • Property to the East is raw land, but isn’t for sale

  • Property to the South is Avid Hotel

 

Q: What School District is Medlin Park in?

A: Medlin Park is currently zoned in Rogers school district. Please note that the Public School Choice Act of 2015 allows a student to attend schools outside of their residential zone. We have attached a link below for more information if you are interested.

Amenities:

Q: How and where does Medlin connect to the greenway?

A: The red line on the Medlin site plan is the north side of the site and also the easement that the builder donated to the city to connect over to the greenway. The builder also donated some proceeds to the City of Bentonville to help finish out the trail and connect to the Greenway.

 

Q: Will the bike trail intersect the Razorback Greenway?  

A: Yes, the red line on your site plan (North) will lead to the Greenway.

 

Q: Resident Storage area - are all units assigned a storage area? Or is this an extra? If so, what is the cost?

A: The storage units will be started during Phase Two of the project and will be available for lease to residents of Medlin Park only. We do not have the specifications on the storage just yet, but we are beginning a waiting list for those who have put a unit under contract and are interested in utilizing these services.

 

Q: Will all the listed amenities be completed at the same time as the living units?

A: The clubhouse and amenities corresponding with it will be completed in Phase One. The pickleball court and storage units will be completed in Phase Two. Additionally, we are anticipating the Greenway connection to be started by the city when Phase One of Medlin Park is finalized.

 

Q: What will the inside of the clubhouse look like? 

A: The clubhouse will have its own designer package and will be decorated by a team of interior designers!

Buildings A through C:

Q: Do the buildings have elevators?

A: There are no elevators within the buildings so please keep that in mind when choosing which unit to call home.

Q: What are the Exterior materials of the buildings?

A: Siding will be Brick & stained concrete board.  Roof material is Architectural shingles.

Parking:
 

Q: What’s the parking situation?

A: Every unit will have access to one covered parking spot. A sticker or a hanging card will be provided to the homeowners to use for the one covered spot and then all non-covered overflow parking is first come first serve.

Security:

Q: What type of fencing will be surrounding the community?

A: Metal fencing will be along the front of the community connecting both the entry and exit. The remainder of the community will be surrounded (protected) by privacy wood fencing.

Unit Details:

Q: Are refrigerators being provided with the units? 

A: No refrigerator will be provided by the Builder. However, Builder is providing washer and dryers for each unit. 

 

Q: What appliances will be provided by the Builder?  

A: Range/Oven, Microwave, Dishwasher, Garbage Disposal, Washer, Dryer.

 

Q: Are the first floor patios enclosed and is there an opening for outside access off the patio?

A: Yes, patios are enclosed with a railing, and for safety there will be no outside access from patio. 

 

Q: Will all the listed amenities be completed at the same time as the living units?

A: The clubhouse and amenities corresponding with it will be completed in Phase One. The pickleball court and storage units will be completed in Phase Two. Additionally, we are anticipating the Greenway connection to be started by the city when Phase One of Medlin Park is finalized.

Utilities & Fees:

​​Q: What will the monthly fee include?

A: The monthly fees will include the $200 HOA fee for all exterior amenities and maintenance(s).

Additionally, a utility bill (water, sewer, trash) will be provided by the HOA for each building, that is then broken down by square footage of each unit for billing their share of the utility usage. Please note that every unit will have their own electric meter so that bill will be separate and everyone will be charged by unit for their electric services.

HOA Fees & Bylaws:

Q: What will the monthly owner association fee be for the different units?

A: The monthly HOA fees will be $200 for each of the units at Medlin Park. The HOA covers all common areas, clubhouse, amenities and exterior maintenance(s). 

 

Q: Are investments or rentals allowed in the Medlin Park community?

A: Please note that the builder is not accepting any contracts for the purposes of using Medlin units as investment or rental properties at this time. Medlin Park is restricted to the total number of units that may be used for rental purposes. The builder currently holds the 10% of rentals that are allowed within the bylaws of the community. If the builder so chooses to relinquish any units and sell them, a resident of the community may choose to submit a long-term lease to the HOA board to be reviewed. Please note that short term rentals will NOT be allowed in the Medlin Park Community under any circumstances. 

 

Q: What are the Bylaws for Medlin Park?

A: A copy of the current HOA bylaws may be obtained by contacting our representatives directly. Please note, there may be a few minor changes in the near future to better accommodate buyer's needs and rental regulations.

 

Q: When will the association be turned over from the developer to the owners?

A: The HOA will be turned over at approximately 75% owner occupants. The builder will remain in control of the HOA up until that point.

Q: What are the rules regarding pets for Medlin Park?

A: No animals, livestock, or poultry of any kind shall be raised, bred or kept in any Unit or in the Common Areas, except that dogs weighing less than seventy-five (75) pounds and cats may be kept in the Units, subject to the rules and regulations adopted by the Board from time to time. A limit of Two pets are allowed for each unit within Medlin Park.

Loans & Lending:

Q: Is Medlin Park an approved FHA/VA/FNMA/FHLMC condominium development?

A: We are not required to do whole subdivision approval, but instead each mortgage is approved individually. We are following all of the requirements for approvals.

The Builder:

Q: Has Burckart Construction built any other successful condominium developments? If so, where?

A: BCI has been creating communities for 70+ years. Their portfolio incudes multi-family, single family, mix use and light commercial. The Medlin Park Community is the first of it's kind in Northwest Arkansas.
